Situated on the north coast of Scotland in the most magnificent setting overlooking the Kyle of Tongue, the Kinloch Estate encompasses nearly 20,000 acres from sea level to over 3,000 feet on majestic Ben Hope, the most northerly Munro.

Accommodation

Originally one of the Duke of Sutherland's sporting estates, the lodge was built in 1868. It and the annexe were completely renovated in 1989, with new hot water and central heating boilers. It is extremely comfortable. The lodge has six double bedrooms (twin beds) on the first floor, each with wash hand basins, and there are a further four double bedrooms (twin beds) in the adjoining annexe. In addition there is self-contained staff accommodation in the lodge with two bedrooms, bathroom and a sitting room.

The lodge includes a spacious and fully equipped kitchen with Aga, drawing room, sitting room with a piano, large conservatory, panelled dining room, gun room and the service of a house-keeper each day. It also has television, a library of books and a separate games bothy with billiards and table tennis tables. A Land Rover, only for use on the Estate, is provided.

Sporting

This most attractive estate provides a wide range of sport from mid-March when the first salmon can be caught until mid-February when the last hind has been shot. It offers an ideal family holiday, excellent river and loch fishing, superb stalking, walked-up grouse, sea fishing, birdwatching and lovely walks through some of the finest scenery in the north of Scotland. There is always the possibility of a Macnab, one having been obtained by tenants almost every year over the last five years.

Fishing

The estate owns the whole of the Kinloch River, which has over 50 pools and a 10 year average of nearly 50 salmon. The river has been much improved and the recently created estate hatchery is starting to pay dividends. The last two years have had particularly good summer grilse fishing, with the 2007 season recording 104 fish, a record for the river and 2008 recording over 100 sea trout. The river is ideal for expert or novice alike, and many "first" fish are recorded here. There is always the chance of a good sea trout and a seven pounder was caught in 1993. There is also outstanding brown trout fishing on the various lochs on the estate with a fish of over 7lbs from Loch an Dherue in 1997 and another in 2005. The average brown trout catch is in excess of 500 per annum. There are excellent boats with outboards on a number of the lochs and there is a further comfortable boat with an outboard for sea fishing in the Kyle.

Stalking

This is typical Sutherland deer ground and has excellent access with 15 miles of new hill road and established pony paths. An average of 35 to 40 stags are shot each year with an average weight of nearly 14 stone, along with a controlled cull of hinds.

Sea Boat 'TIGRESS'

The estate can make available their 28 foot sea boat which is very fast and seaworthy, for sea fishing excursions and trips to the various islands situated off the coast (including Orkney, weather permitting). Normally only available when no salmon fishing is possible, this really is a superb way to spend a day. One boat trip is included in the rent each week with further trips available at additional cost.

There is a beautiful 9-hole golf course, 45 minutes away, at Durness.
