Kyllachy lies in the Upper Findhorn Valley, just upstream of Tomatin.

The estate extends over 3000 acres, and includes a productive grouse moor, low ground and fishing on the River Findhorn.

Kyllachy House commands an inspiring South facing position overlooking the river with the grouse moor behind.


Accommodation
Kyllachy House is an impressive traditional Victorian house sleeping 16, with four en-suite twin/double bedrooms on the first floor, two twin and one double bedrooms on the second floor, a disabled suite on the ground floor and two further upstairs back bedrooms, a twin and single, ideal for staff accommodation.

Fishing
The Upper Findhorn can be very productive for salmon and grilse from late spring onwards, fly only until the end of the season on 30th September. The Kyllachy beat comprises 2 ½ miles of single bank fishing, although with an arrangement whereby rods do not fish opposite each other. The pools provide a wonderful variety of very manageable fly water.

Grouse Shooting
Walked up shooting for parties of up to 6 guns will be available on the Kyllachy moor, with an expectation of 25 brace per week from the opening of the season on 12th August.

Other Sport
The estate can offer a limited amount of Roe and Sika Stalking, rabbit shooting by arrangement.

Kyllachy is a lovely all-round Sporting Estate with easy access to the A9 (ten minutes), and Inverness Airport (35 minutes)
