Kyllachy lies in the Upper Findhorn Valley, just upstream of Tomatin. The estate extends over 1800 acres, and includes a productive grouse moor, and fishing on the River Findhorn. It is a lovely all-round sporting estate with easy access to the A9 (10 mins), and Inverness Airport (35 mins).

Fishing
The Kyllachy beat provides salmon fishing for four rods on 2.5 miles of the Upper Findhorn.  The first salmon generally reach the area in late Spring and then numbers build steadily through the season until the close on the 30th September.  The upper river requires rain to fish at its best, but in the right conditions the beat is very productive.  There is a great variety of pools, runs and holding water, the majority of which are easily fished.  The beat is predominantly single bank, but there is a reciprocal arrangement with the far bank to ensure tenants do not have anyone fishing opposite them.  Additional fishing, if required, can be sourced from neighbouring estates.

Grouse Shooting
As a result of a new keepering regime, there has been a significant improvement in grouse numbers to enable parties to enjoy walked up shooting in line or organised over pointers with a comfortable expectation of 30 brace per week.  There will also be opportunities for a number of driven days for up to 9 guns in September.

Other Sport
The estate can offer a limited amount of Roe and Sika Stalking, as well as a limited amount of Red stags and hinds later in the season. 

Kyllachy House commands an inspiring South facing position overlooking the river with the grouse moor behind. It is an impressive traditional Victorian house sleeping 16, with four en-suite twin/double bedrooms on the first floor, two twin and one double bedrooms on the second floor, a disabled suite on the ground floor and two further upstairs back bedrooms, a twin and single, ideal for staff accommodation.
